Warm, humid weather on the Gold Coast is ideal for mould and lichen, and tile roofs often show black streaks within a few years. We clean tile and metal roofs carefully, treating growth so it lifts away without damaging the roof.

Those dark streaks running down many Gold Coast roofs are usually not dirt. They are mostly algae and mould that feed on the moisture held in the tile surface, and they spread as rain carries spores down the roof. Lichen shows up as pale green or orange patches and grips the tile tightly. Moss tends to build up in valleys and along ridge capping where water and debris sit.

Concrete tiles, common on homes built from the 1970s through to the 2000s in suburbs like Robina, Benowa, Burleigh Waters and Helensvale, are porous once their original coating wears, so they hold moisture and stain faster than glazed terracotta. Left alone, the growth keeps the tiles damp, speeds up wear and can block valleys and gutters during summer storms.

We do not clean every roof the same way. Concrete tiles are treated and then soft washed to lift growth from the surface without eroding it further. Terracotta tiles, often found on older beachside and character homes, can be brittle, so foot traffic and pressure are kept to a minimum and the treatment does most of the work.

Colorbond and other metal roofs, which cover many newer homes in the northern growth suburbs, are cleaned at low pressure so the factory coating is not scratched or stripped. Near the beach we pay attention to salt build-up on sheets, screws and flashings, because salt left sitting on a metal roof is one of the things that shortens its life.

If you are planning a roof restoration, repointing or a new coating, the roof has to be properly clean first or the new work will not bond. We regularly clean roofs ahead of that work so your roofer starts on a sound surface. While we are up there, if we notice cracked tiles, loose ridge capping or rusted sheets, we will tell you so you can get it looked at.

Selling? A clean roof changes how the whole home looks in listing photos, which on the Gold Coast are often taken by drone. It is one of the most visible improvements you can make before going to market.
